Outlook – Cornish Homes for Sale

As we approach the end of the year , we can look back and see that it has proved to be very much a ‘mixed’ year in sales. Stamp duty changes affected the market with the £175,000 threshold helping sales earlier, although the reversion to £125,000 has seen some house prices decline throughout the latter part of the year. There has been a general increase in the number of properties available for sale from August to October, which has led to pressure and competition in pricing.

At Percy Williams we have had a steady year.  Our Gweal Pawl properties initially benefitted from the stamp duty changes, although following the reversion to £125,000 we were left trying to tempt buyers with developer incentives. At Fairglen, the £250,000 mark was a barrier which put off some potential buyers unaware of the real value of space offered; however we are pleased to announce that all Phase One homes are now sold and occupied.

Gweal Pawl Urban Village located in Redruth

This development takes advantage of both contemporary and traditional homes together with live and work lofts. These lofts include high tech offices and spacious apartments contained within an original stone fronted facade. Ideally suited for those working from home but with the convenience of an office close to hand. Phase two has seen the complete redevelopment of the former hospital buildings providing a variety of one, two and three bedroom flats. Located centrally in a vibrant community Gweal Pawl provides an ideal location for exploring the delightful countryside of Cornwall and the local town is gaining from extensive investment and rejuvenation.

Emergency Budget Changes on Cornwall House Sales

Pre-election many housing experts and prospective buyers were unsure how the economy was going to be affected by a possible change of government.  The scrabble for power and subsequent compromises by our coalition government has continued this uncertainty.  Now the Chancellor has delivered his emergency budget we have had time to review and analyse its effects.  What are our predictions for the local housing market in Cornwall?

Capital Gains Tax

This has come through lower than expected, a relief for many top rate tax payers who own second homes.  For the basic tax rate payer this tax remains the same as it was previously.  At first glance this may appear generous but in reality the capital gains made on a property is likely to tip these tax payers into the higher tax paying category.
